The clients for this project bought a 1970s brick bungalow named "Sandpits" within a spacious but undeveloped site set in an Area of Outstanding Natural Beauty in rural East Sussex.

KSA was initially commissioned to explore ideas of refurbishment and extensions which would keep the existing property intact but modernize the internal arrangement in an attempt to bring it in-line with 20th century living.

During the concept design stage, several options were explored including a complete demolition and rebuild of which the clients were initially skeptical of. However, following a series of design studies and consultation with the local council and local builders, the feasibility of rebuilding became the favorable option.
​
The new house is orientated to celebrate the vast rear garden and picturesque pond , whilst respecting the scale and massing of the original house as requested by the local council. The kitchen and main dining extend towards the garden, creating a dramatic double height space that fills with southern sun. The quieter more contemplative rooms such as the master bedroom and listening room are orientated towards the water with a view of the pond.

KSA was involved from concept to completion and carried out full RIBA service under a traditional building contract.
